POSSESSION NOTICE [Rule-8 (1)] (For Immovable Property) Whereas The undersigned being the authorised officer of Union Bank of India, Aundh Branch under the Securitisation and Reconstruction of Financial Assets and Enforcement Security Interest (Second) Act, 2002 (Act No. 54 of 2002) and in exercise of powers conferred under Section 13(2) read with rule 3 of the Security Interest (Enforcement) Rules, 2002 issued a demand notice dated 17.06.2023 calling upon the Borrowers Mr. Chandan Sharad Mane and Mrs. Mohini Chandan Mane to repay the amount mentioned in the notice being Rs. 14,57,128/- (Rupees Fourteen Lakhs Fifty Seven Thousand and One Hundred Twenty Eight only) i.e. outstanding as on 13.11.2022 within 60 days from the date of receipt of the said notice.
The Borrower having failed to repay the amount, notice is hereby given to the Borrower and the public in general that the undersigned has taken Physical Possession of the property described herein below in exercise of powers conferred on him/her under Section 13(4) of the said Act read with rule 8 of the said rules on 17th day of October of the year 2024.
The Borrower in particular and the public in general is hereby cautioned not to deal with the property and any dealings with the property will be subject to the charge of the Union Bank of India for an amount Rs. 14,57,128/- (as on 13.11.2022) and interest thereon.
The Borrower's attention is invited to provisions of sub-section (8) of section 13 of the Act, in respect of time available to the borrower to redeem the secured assets. DESCRIPTION OF IMMOVABLE PROPERTY

ताबा सूचना [नियम-8 (1)] (अचल मालमत्तेसाठी) तर खाली स्वाक्षरी केलेले हे युनियन बँक ऑफ इंडियाचे अधिकृत अधिकारी, आर्थिक मालमत्ता आणि अंमलबजावणी सुरक्षा व्याज (द्वितीय) अधिनियम, 2002 (अधिनियम) अंतर्गत सिक्युरिटायझेशन आणि रिकन्स्ट्रक्शन ऑफ इंडिया औंध शाखेचे अधिकृत अधिकारी आहेत 2002 चा क्रमांक 54) आणि सुरक्षा हित (अंमलबजावणी) नियम, 2002 च्या कलम 3 (अंमलबजावणी) 3 सह वाचलेल्या कलम 13(2) अंतर्गत प्रदान केलेल्या अधिकारांचा वापर करून कर्जदार श्री चंदन शरद माने आणि 17.06.2023 रोजी मागणी नोटीस जारी केली. सौ.मोहिनी चंदन माने यांनी नोटीसमध्ये नमूद केलेली रक्कम रु. 14,57,128/- (रुपये चौदा लाख सत्तावन्न हजार आणि एकशे अठ्ठावीस फक्त) म्हणजेच 13.11.2022 रोजी सदर नोटीस मिळाल्यापासून 60 दिवसांच्या आत थकबाकी.
कर्जदाराची रक्कम परतफेड करण्यात अयशस्वी झाल्यामुळे, याद्वारे कर्जदाराला आणि सर्वसाधारणपणे जनतेला नोटीस दिली जाते की अधोस्वाक्षरीने कलम 13(4) अंतर्गत त्याला/तिला प्रदान केलेल्या अधिकारांचा वापर करून खाली वर्णन केलेल्या मालमत्तेचा भौतिक ताबा घेतला आहे. हा कायदा 2024 च्या 17 ऑक्टोबर रोजी या नियमांच्या नियम 8 सह वाचला गेला.
विशेषत: कर्जदाराला आणि सर्वसाधारणपणे जनतेला याद्वारे सावध केले जाते की मालमत्तेचा व्यवहार करू नये आणि मालमत्तेचा कोणताही व्यवहार युनियन बँक ऑफ इंडियाच्या शुल्काच्या अधीन असेल. 14,57,128/- (13.11.2022 रोजी) आणि त्यावरील व्याज.
सुरक्षित मालमत्तेची पूर्तता करण्यासाठी कर्जदाराला उपलब्ध वेळेच्या संदर्भात, कायद्याच्या कलम 13 च्या उप-कलम (8) च्या तरतुदींकडे कर्जदाराचे लक्ष वेधले जाते. स्थावर मालमत्तेचे वर्णन
