PUBLIC NOTICE
Notice is hereby given that 1) Pramod Prabhakar Sulakhi, 2) Aruna Prabhakar Sulakhi, 3) Kamla Keshav Sulakhi, All R/at: Balmukund Apartment, 489, Kasba Peth, Pune 411011 is owner of property/ Flat which is described in schedule hereunder. He has agreed to sale said Property to my client and received Emest money. Said owner has assured my client that said Property is free from all encumbrances and is absolutely marketable and he has for just and sufficient reasons decided to dispose off the said property by way of absolute sale to my client. However the original Agreement (along with Index II and registration receipt) of said Property executed between erstwhile owner of said Property Mr. Vishal Shivshankar Bohra and Promoter M/s. Jalan Associates through Mr. Vijay Narayan Jalan, which is registered in the office of Sub Registrar, Haveli No. 2 at Sr. No. 14495/01 on 05/12/2001 has been missing. Hence any person/persons having any interest, claim, rights, title, possession by way of sale, mortgage, lease, lien, gift, easement, exchange, Inheritance, succession or otherwise in respect of the said property should Intimate the undersigned together with the certified documents and proofs in relation to the claim within 07 days of the publication of this notice failing which my client shall complete the said transaction presuming that no person/ persons has any such interest, claim, rights, title, possession of any nature in related to said Agreement and over the said property and that even if such one exists. the same shall be deemed and presumed to have been knowingly and intentionally waived and/or abandoned. Thereafter no claims of any nature shall be entertained.

All that piece and parcel of Flat bearing No. 17, admeasuring about 423 Sq. Ft Le. 39.31 Sq. Mtrs. Built-up situated on Third floor in Building "Balmukund Apartment", which is constructed on land bearing City Survey No. 479 Situated at Mouje Kasba Peth, Pune, situated within the registration Dist. Pune Sub-Dist., Taluka Pune City, Sub- Registrar Haveli, Pune and within limits of Pune Municipal Corporation.

याद्वारे नोटीस दिली जाते की 1) प्रमोद प्रभाकर सुलाखी, 2) अरुणा प्रभाकर सुलाखी, 3) कमला केशव सुलाखी, सर्व आर/येथे: बालमुकुंद अपार्टमेंट, 489, कसबा पेठ, पुणे 411011 हे मालमत्ता/फ्लॅटचे मालक आहेत ज्याचे वर्णन येथे शेड्यूलमध्ये केले आहे. . त्याने सांगितलेली मालमत्ता माझ्या क्लायंटला विकण्यास सहमती दर्शवली आणि एमेस्टचे पैसे मिळाले. मालकाने माझ्या क्लायंटला आश्वासन दिले आहे की मालमत्ता सर्व भारांपासून मुक्त आहे आणि पूर्णपणे विक्रीयोग्य आहे आणि त्याने न्याय्य आणि पुरेशा कारणांसाठी माझ्या क्लायंटला पूर्ण विक्री करून या मालमत्तेची विल्हेवाट लावण्याचा निर्णय घेतला आहे. तथापि उक्त मालमत्तेचा मूळ करार (इंडेक्स II आणि नोंदणी पावतीसह) उक्त मालमत्तेचे पूर्वीचे मालक श्री विशाल शिवशंकर बोहरा आणि प्रवर्तक मे. श्री विजय नारायण जालान यांच्यामार्फत जालान असोसिएट्स, जे सब रजिस्ट्रार, हवेली नं. 2 यांच्या कार्यालयात अनुक्रमांक 14495/01 येथे 05/12/2001 रोजी नोंदणीकृत आहे. त्यामुळे या मालमत्तेबाबत कोणतेही हितसंबंध, हक्क, हक्क, शीर्षक, विक्री, गहाण, भाडेपट्टा, धारणाधिकार, भेटवस्तू, सोई, देवाणघेवाण, वारसा, वारसा किंवा अन्यथा असलेल्या कोणत्याही व्यक्ती/व्यक्तींनी खाली स्वाक्षरी केलेल्यांना एकत्र कळवावे. ही नोटीस प्रकाशित झाल्यापासून ०७ दिवसांच्या आत दाव्याशी संबंधित प्रमाणित कागदपत्रे आणि पुरावे, ज्यात अयशस्वी झाल्यास माझा क्लायंट सदर व्यवहार पूर्ण करेल असे गृहीत धरून की कोणत्याही व्यक्ती/व्यक्तीचे असे कोणतेही स्वारस्य, दावा, हक्क, शीर्षक, कोणत्याही स्वरूपाचा ताबा नाही. उक्त कराराशी संबंधित आणि त्या मालमत्तेवर आणि जरी असे अस्तित्वात असले तरीही. ते जाणूनबुजून आणि हेतुपुरस्सर माफ केले गेले आणि/किंवा सोडले गेले असे मानले जाईल आणि गृहित धरले जाईल. त्यानंतर कोणत्याही स्वरूपाचे कोणतेही दावे विचारात घेतले जाणार नाहीत.

सुमारे 423 चौ. फूट ले. ३९.३१ चौ. मीटर "बालमुकुंद अपार्टमेंट" या इमारतीमधील तिसऱ्या मजल्यावर बिल्ट-अप, जे मौजे कसबा पेठ, पुणे येथे असलेल्या सिटी सर्व्हे क्रमांक 479 वर बांधण्यात आले आहे, जे नोंदणी जिल्ह्यात आहे. पुणे उपजिल्हा, तालुका पुणे शहर, उपनिबंधक हवेली, पुणे आणि पुणे महानगरपालिकेच्या हद्दीत.
